SHERIFF'S SALE OF REAL ESTATE General Code, Sec. 11681, Revised Code, Sec. 2329.26 The State of Ohio, Greene County. Case No. 2023CV0786 Newrez LLC plaintiff vs. Robert Schmuckers unk heirs, devisees, legatees and assigns if any, et al defendants In pursuance of an Order of Sale as on Execution in the above-entitled action, I will offer for sale at public auction, in accordance with ORC Section 2329.153, online at https://greene.sheriffsaleauction.ohio.gov on Tuesday, the 7th day of January 2025 at 10:00 A.M., the following real estate located at 3300 Long Street, Box 202, Bowersville, Ohio 45307 also known as parcel number E15000100020009900 & E15000100020009800. Full property description can be located at the Greene County Recorder's Office in Volume 2305, page 586. If the property is not sold on the first auction date the property will be offered for sale at the same time and location on Tuesday, the 21st day of January 2024. The property will be sold on the second date without regard to the minimum bid requirements as under ORC Section 2329.20, but the purchaser shall be responsible for costs, allowances and taxes under ORC Section 2329.21 that the proceeds of the sale are insufficient to cover. Said premises appraised at $48,000.00 and cannot be sold for less than two-thirds of that amount on the first sale date. The appraisal is based on an exterior view of the property only. The Sheriff’s Office, nor any affiliates, have access to the inside of said property. The appraisers assume no responsibility for, and give no weight to, unknown legal matters, including, but not limited to, concealed or latent defects, and/or the presence of harmful or said chemicals, pollutants, or gases. All taxes and assessments that appear on the tax duplicate filed with the Greene County Treasurer will be deducted from the proceeds of the sale. This includes taxes and assessments for 2024, prior years yet unpaid and delinquent tax amounts. Pursuant to ORC Section 323.47, a portion of taxes not yet assessed, pro-rated to the month of the confirmation of the sale, shall also be paid from the proceeds. The successful bidder will be responsible for any subsequent taxes or assessments that appear on said tax duplicate after the date of the confirmation of the sale of the property. Said deposit must be on account with Realauction (see online sale/bidding instructions). The remaining balance of the purchase price plus transfer and recording fees per ORC Section 2327.02(c) are due 30 days after sale being confirmed (typically 1-2 months after the sale date).
